How to calculate UK property purchase tax
Rates checked 1 November 2026. Standard residential purchases by individuals only. First-time buyer selection assumes every buyer meets the relevant relief conditions. England/NI relief ends above £500,000; Scotland relief saves at most £600; Wales has no separate first-time buyer relief. Additional-property selection assumes the higher-rate rules apply and no replacement-main-home exemption. England/NI adds 5 percentage points; Scotland adds 8% of the whole price; Wales uses separate higher bands. Additional-property charges are not applied below £40,000. The non-UK resident option adds 2 percentage points for England/NI only. Lease rent, companies, trusts, linked/mixed transactions, shared ownership, refunds and transitional contracts are excluded. Confirm eligibility and completion-date rules with your solicitor.

Common questions
Which tax applies to my purchase?
Property location determines the tax: SDLT in England and Northern Ireland, LBTT in Scotland and LTT in Wales. Your residence does not change which national system applies.
Can I assume I qualify as a first-time buyer?
No. Check the official eligibility rules for all joint buyers. Previous property ownership anywhere in the world can matter. Selecting first-time buyer applies the relief only within the rules this tool models.
