How to calculate UK mortgage borrowing

Estimate = minimum of income × multiple, loan supported by monthly budget, and deposit/LTV limit

This is a budgeting scenario, not a lender affordability decision or agreement in principle. The income multiple and maximum LTV are editable assumptions, not available offers. Monthly budget = take-home − spending − safety buffer. Uses repayment mortgage maths at your chosen rate; it does not infer tax from gross income. Credit history, dependants, age, property, income eligibility and lender stress testing are not assessed. Deposit excludes legal fees, tax and other buying costs.

A worked example

Common questions

Is this what a bank will lend me?

No. It compares your own assumptions. Each lender assesses eligible income, credit commitments, living costs, dependants and interest-rate risk. An actual decision can be lower or higher.

Does the property budget include stamp duty and solicitors?

No. It is the estimated mortgage plus your deposit. Use the home-buying cost calculator to budget separately for purchase tax and fees.
