When to use this calculator

Use this home-buying budget to bring together your deposit and one-off purchase costs. Replace illustrative fees with quotes, avoid double counting solicitor disbursements, and budget ongoing household costs separately.

How to calculate UK home-buying costs

Upfront cash = deposit + property purchase tax + all upfront fees + contingency

Fee values are editable examples, not quotes or fixed UK charges. Enter amounts including VAT and avoid counting searches or registration twice if your solicitor quote already includes them. Mortgage fee is assumed paid upfront, not added to the loan. Purchase tax follows the location and buyer-status assumptions of the property tax tool. Ongoing mortgage payments, council tax, service charges, insurance, selling costs and renovation work are excluded.

Common questions

Is the deposit an extra cost on top of the property price?

The deposit forms part of the purchase price. The upfront-cash figure adds it to taxes, fees and your cash reserve; it does not add it again to the total property purchase cost.

How do I use my solicitor’s quote?

Enter the legal fee including VAT. Split out searches and registration only when they are not already included. Replace all example fees with your own quotes.
